How many steps are involved?

Two steps: After the rental application is submitted online, you Run a credit check on a tenant using their name and email address. Experian will help your prospective tenants verify their identity, purchase their Experian credit report and grant you private access for up to 30 days.

Can I Charge Applicant for Tenant Screening?

Landlords are generally allowed to pass the costs of tenant screening to rental applicants, but keep in mind:
  • Check if your state regulates application fees. You may be limited to only the price of the reports, or to a specific maximum amount.
  • Landlords are not allowed to profit by charging fees significantly higher than the cost of tenant checks, or by refusing to refund unused fees. If you collect the fees from an applicant but decide not to run the reports, you will need to return their money.
